How a valuation works

The full journey from a submitted asset list to an active contract, and every status along the way.

This is the whole process on one page. Each stage links to the article covering it in detail.

The shape of it

  1. You create a submission: an asset list plus whatever documentation you hold on it.
  2. Barkr parses the list, prices the assets, and returns a valuation.
  3. You review the pricing and, if it works, accept it and choose a term.
  4. Barkr prepares a contract and sends it for signature.
  5. Both sides sign. The contract is active for its term, and you manage it from there.

One submission per loan

This is the single most useful thing to know before you start. A Barkr contract is designed to sit alongside a loan, so the unit of work is the loan, not the asset and not the borrower.

Splitting one loan’s collateral across two submissions produces two valuations that have to be contracted separately. Combining two loans into one submission produces a contract that does not match either.

The VSA number

Every submission is assigned a Valuation Service Agreement number the moment you create it. That number follows the work all the way through — the valuation, the contract, any amendment, any renewal. When you talk to Barkr about something, the VSA number is what identifies it.

A re-run keeps the original VSA number. A renewal gets a new one, and links back to the previous.

Submission statuses

Status What it means What moves it on
Submitted Received and queued. Barkr picks it up.
Under Review Your asset data is being parsed and standardised. Barkr, once the list is clean. You can still add files, but not change existing ones.
In Progress Pricing is running, with manual review alongside it. Barkr, when pricing completes.
Insufficient Data Barkr cannot price this asset class yet. Not a rejection of your submission. Barkr will contact you.
Ready Pricing is complete and waiting on you. You, by accepting the pricing.
Contracted You accepted, and a contract exists for it. Signature — see the contract statuses below.
Inactive Pricing was not accepted within two weeks and has lapsed. You, by requesting a re-run.

Insufficient Data carries an explanation in the portal: Thank you for your submission. At this time, Barkr’s AI hasn’t learned how to value this asset yet. This is on us, not you. We’re working on it, and we’ll notify you as soon as we can. There is a Contact Support button beside it.

Contract statuses

A contract carries two: where the agreement itself stands, and where the signing stands.

  • Pending signature — generated and sent. Nobody has signed yet, or you have signed and Barkr has not countersigned.
  • Active — fully signed and in force.
  • Expiring — active, but within thirty days of its end date. This is a display state; the contract is still fully in force.
  • Expired — the end date has passed and it was not renewed.
  • Cancelled — ended early at your request.
  • Declined — a signature request was declined.
